Millburn's 2025 hazard mitigation annex states that the Rahway River flows down from the Orange Reservoir into the township's business district and has a history of cresting during heavy rainfall, with flooding severe enough to cause major damage to cars, homes and businesses and threats to life, and notes that the reservoir is owned by the City of Orange rather than by Millburn. The annex also reports that the Gilbert Place pump station needs a permanent generator, that additional pumping capacity is needed at the Gilbert Park pump station, and that the area downstream of a stone lined channel carrying water out of the Short Hills neighborhood floods during heavy rainfall.

None of that will change quickly, so the practical plan is protecting the property rather than waiting for the system. Permits are issued under Chapter 9 of the township code, and the township engineer holds a formal floodplain credential, which is one of the few in this area, but Millburn keeps no list of flood damaged properties, so the address history is the seller's disclosure and the federal claim record. Elevation runs from about 89 feet along the Rahway to about 557 feet in Short Hills, so the township name tells you nothing about a property and the lot decides. Median build year is 1954, with a solid pre-war third concentrated in the older Millburn center, and the age of your own house decides which of the two foundation problems you have.
